Where leaks can start

Common sources include:

  • Damaged pipes in kitchens and bathrooms, including leaks affecting baths, sinks and other sanitary installations.
  • Faulty boilers, radiators or other parts of the heating system.
  • Damaged roofs, gutters or window frames. These may be linked to structural defects.

Damage caused by leaks

Leaks can cause flooding. Persistent leaks can lead to damp and mould, rotting timber, damaged plaster and weakened ceilings, which can collapse in severe cases. Water near wiring or electrical fittings can also create a serious safety risk.

Report leaks to your landlord promptly, including any damage or safety concerns. Keep a record of when you reported the problem and any response.
